Looking at Properties for sale in Santa Ponca and Nova Santa Ponsa in Mallorca ? Why is there a huge variation in real estate prices?

When looking and viewing any properties for sale in Santa Ponsa or Nova Santa Ponca in Mallorca, it is important to note the specific property address. Whilst these two areas may share a similar name, this is where the similarity ends. The difference in address is also extremely apparent in the prices of real estate situate around both of these areas of Mallorca. Along with a striking difference in appearance, landscape and facilities, types of property -  villas and apartments in Santa Ponca are vastly different from those found in Nova Santa Ponsa.


Santa Ponca is a well known family holiday resort and whilst well loved, it is a much more mature resort than Nova Santa Ponsa. Apartments located here also tend to be more established, and generally form high rise blocks mixed side by side with hotels, shops, restaurants and bars - all of which line the busy and lively area bordering the sea and extremely close to the long sandy bay. Other apartments and properties in Santa Ponsa tend to consist of much smaller communities of apartments, equally as mature, with some properties enjoying a priveledged position around the small yachting marina and moorings.


Real estate in Santa Ponca is perfectly situated for those who prefer to have easy pedestrian access to a wealth of facilities. Due to the nature of the hilly landscape and close proximity to the beach, it is relatively easy to find many sea view and first line properties in Santa Ponsa . Some of these more mature apartments and villas are also fantastic investment opportunities, with scope to reform and modernize an apartment or villa with sea view to add value and create a modern and stylish oasis for living or holidaying in the sun.


By comparison, Nova Santa Ponca is a much newer part of south west Mallorca. Adjacent to Santa Ponca´s three Golf Courses and bordering on the exclusive Port of Adriano marina and beach, this area offers more luxurious properties, applicabale for villas, penthouses and apartments. Apartments in Nova Santa Ponsa are mainly spacious and decadent with expanses of well manicured community gardens and many are luxury apartments with sea views , apartments first line to the sea and property with views of Santa Ponsa Golf. Villas in this area of Mallorca, also tend to be luxury properties, with generously sized plots and most are more recently constructed and located within striking distance of Sata Ponca´s Golf courses.

What is the difference between buying properties (villas or apartments) in Santa Ponsa as opposed to Nova Santa Ponca ?

Nova Santa Ponca has a different feeling to Santa Ponsa. The roads are wide and the verges are well maintained with attractive greenery, tropical flowers and plants being in abundance. The area has a hillside which is full of luxury and sea view villas - from the air this resembles an "Ensaimada" - a highly traditional circular pastry that can be found in many bakeries in Mallorca. Due to this resemblance the local people give this nick name to Nova Santa Ponsa´s hill. Generally all property prices in the Golf and Puerto Adriano area are  at least 15 - 20% higher than those found in Santa Ponsa itself. This also usually applies for general running costs as a whole. Community fees for luxury apartments and properties in Nova Santa Ponca generally come in at a much higher rate, due to the size and quality of the gardens and swimming pool areas. 

If you are considering real estate in and around Santa Ponca, you will discover a wide range of opinions about the differences between these two areas and you will certainly see a vast variation in real estate prices across the area as a whole. Ultimately it depends upon what lifestyle choice you are seeking in your choice of properties in Mallorca.
It is true that Santa Ponsa represents excellent value per m2 and has a fantastic selection of positive attributes, however paying more for a property in Santa Ponca Nova , will ultimately give you a more prestigious address and will always promise to be a slightly more advantageous option for capital appreciation on your investment.
