This fantastic finca plot with building license for a rural hotel is only 1 km (10 min. walk) away from the centre of Casarabonela, a typical old Andalusian-Arabic village. It enjoys unbeatable views to the village, the mountains behind and all over the valley, even as far as Alhaurín El Grande and Coin. The license has been granted for the construction of 566 m2 built size, of which 336 m2 are enclosed and there is a 100 m2 open interior courtyard surrounded by 130 m2 of covered porch. The building is planned with a big lounge-dining-bar area with chimney and terrace, orientated to the gorgeous views. Around the courtyard there will be 7 bedrooms with 7 bathrooms en-suite, and a "private wing" with lounge-dining area, office/reception room, 2 bedrooms and 1 bathroom, which could be used by the people running the hotel or for further guests, making it a total of 9 bedrooms, 8 bathrooms plus 2 guest-toilets. All is planned on one level although 2 storeys could be built in the village. The land is South-West orientated with sun all day long. A flat area of approx. 5.000 m2 is already prepared for the construction and main garden. The remaining parts of the finca are kept in its original natural state with many olive, fig, Spanish oak, almond and pine trees. One of the most beautiful plots in the whole village!
Casarabonela belongs to the "Reserva de la Biosfera Sierra de las Nieves", a biosphere reserve declared by the UNESCO, due to its special nature. It is situated in the centre of Málaga Province: 40 min. drive to Málaga, 50 min. to Marbella, 50 min. to Ronda and 50 min. to Antequera and only 30 min. drive to the Ardales/El Chorro Lakes, therefore offering many destinations nearby for tourists to explore.
The project was declared of "Interés Social" (social interest), the use of the rural plot for construction of a hotel was allowed by the Andalusian Government in Málaga and building license was granted. The license needs to be re-activated which can be done easily at the Town Hall, as more than one year has passed without starting the construction.
The land has an own electricity post already established and the Town Hall has agreed to connect town water, as the project was declared as "initiative for local employment". The Town Hall has already installed Town water in the area and the access road to the finca has just been tarmagged.
In the upper part, near to the oak trees, a culturally protected "era" still exists and forms a fantastic viewpoint, where a glass pavilion could be put to enjoy the extraordinary views (but no construction with foundation).
The second part of the finca, directly next to the first one, offers a natural flat area in the middle / upper area, with beautiful views to the village and its mountain chain behind. In the lower part of this second half of the finca, two places have been indicated, where it could be very successful to dig for water (45 to 50 m deep) and put wells in for watering the garden for example.
The property can be bought by transferring the existing SL company "La Sonrisa de Andalucía, S.L.". The S.L. company was established in 1998 and has been trading, not only holding the land, which is why the purchaser would only have to pay 1 % tax for the acquisition of the company shares and not the normal 7 % ITP-transfer tax, thus saving 6 % of initial purchase costs. He / she can go on developing the land with the same documents, under the same name, as all the rights for the project and the license will be transferred too.
The purchase price is negotiable and forms of payment can be agreed upon. An existing mortgage could be subrogated to and after the payment of an initial deposit monthly instalments to pay the remaining balance could be agreed.
